Perform preventative maintenance on all mechanical equipment such as changing of filters, belts, lubrication of bearings, etc.; Monitor and log all HVAC equipment on a daily basis: low-pressure boilers, domestic water pumps, ejector pump operation, etc.; Maintain and log Fire/Life Safety Systems; Report and record daily findings of mechanical equipment to Building Maintenance Manager; Record and respond to tenants various requests such as temperature issues, light bulb request, etc. in a timely and professional manner; Perform daily inspections of interior and exterior of building, reporting unlocked doors, vandalism, etc. to Building Maintenance Manager; Perform other building related tasks such as electrical, carpentry, snow removal, salting of sidewalk, relieving of security guard and parking lot attendant when necessary, set-up conference rooms, etc.
Must have basic knowledge of HVAC equipment, troubleshooting, power tools, plumbing or carpentry; Experience with Microsoft Word; Must have an aptitude for and willingness to learn current technology related to the operation and maintenance of state of the art HVAC systems. Work experience involving such technology is preferred. Must have trade school/community college coursework in HVAC or be willing to enroll in such coursework as a condition of employment. HVAC, CFC certification is a plus. Must be able to climb ladders and lift 50+ lbs. Must be able to organize work and communicate clearly. Must demonstrate understanding, respect and support for Catholic Church teaching, mission and values.
